Commission approves site for dialysis clinic

Building will be in Vigo Industrial Park

TERRE HAUTE — The Vigo County Redevelopment Commission Tuesday approved a site plan for a proposed dialysis clinic to be located in the Vigo County Industrial Park, about seven miles south of Terre Haute.

The approval is subject to approval or requirements from the Vigo County Area Planning Department and county building inspector.

The commission approved a 3.19-acre site on the south side of East Harlan Drive, next to a First Financial bank branch, for Physicians Capital Investments. The group would operate a dialysis clinic as Fresenius Medical Care.

The property in the industrial park is owned by First Financial, which would sell property to Physicians Capital Investments. Commission member Pat Ralston, who works for the bank, abstained from voting on the project.

The initial plan would be to construct a 7,922-square-foot building with a single-story wood frame masonry veneer and stucco structure. Commission President Mary Kay Pfister questioned if stucco works in the humidity of the Midwest.

Commission member Rick Jenkins, a developer, said grooved stucco allows for water to drain from the stucco if properly installed. The business would have 41 parking spaces. It would employ 15 to 17 employees.

Steve Witt, president of the Terre Haute Economic Development Corp., told the commission he was contacted about the business several months ago, but he had recommended other sites.

Witt said the firm sought to locate in the industrial park. Witt directed it to the bank, which decided to sell its vacant lots. Witt met with Callaway Architecture of Richardson, Texas, which submitted the site plan and building elevations.

Witt said the bank property is already zoned as commercial, which would allow the clinic.
