Area Plan proposes change to city building code

New downtown buildings would be at least 2 stories

TERRE HAUTE — The Vigo County Area Plan Commission on Wednesday voted to recommend a proposed amendment to the Terre Haute City Code to clarify requirements for new buildings that would be built in downtown Terre Haute in the future.

Terre Haute City Code Chapter 10, section 10-207 is being amended. The current code requires buildings to be at a minimum height of 24 feet, measured on the front facade of the building. It is being amended to include a line that says “The minimum number of building stories shall be two (2).”

“Basically, this is a change in the city’s ordinance, the C-9 district is strictly for the downtown area,” executive director Darren Maher told the commission. “They just want to ensure that there are two stories … as opposed to just having a two-story facade and actually having only a one-story building in the downtown district.”

The Terre Haute City Council may hear more about the matter during its meeting this month.

During the Area Plan meeting at the Vigo County Annex, the advisory body also voted to favorably recommend, with conditions, to subdivide and plat a 2.12-acre property into one lot on Lower Sanford Road in Sugar Creek Township. The property owners plan to use a portion of the property for a “small market and restaurant that uses locally grown produce and meats,” according to the application submitted to Area Plan Commission.

“The comprehensive plan recommendation for this area is indicating agricultural uses. Single family dwellings have been constructed in this area that are near Old Paris Road and Lower Sanford Road. This will be out of character with the area; however, there is a niche market for this type of activity,” the application states.

Jack Daniel, a member of the family that owns the farm, spoke to the commission.

“This is ... unique to this area. There is nothing like this ... farm-to-table concept within a hundred miles, and this type of restaurant will be unique,” he said.

There is potential for about 15 jobs, he said, and some local stores and institutions have expressed interest in becoming involved.
